Vineyard Gate is a town centre masterplan that reimagines a strategically important site in the heart of Colchester. The proposals create a vibrant mixed-use neighbourhood that extends the town's retail, leisure and residential offer while carefully responding to one of Britain's most significant historic settings.

Colchester Borough Council appointed GT3 to develop a vision for Vineyard Gate, unlocking the potential of a prominent town centre site located between Colchester Town Station, the emerging St Botolph’s Quarter and the historic Roman Wall. The masterplan explores how a constrained urban site can become a vibrant mixed-use destination that supports the future growth of the town centre.

The proposals introduce approximately 100 new homes alongside active commercial, retail, leisure and food and beverage uses at ground floor level, creating activity throughout the day and evening. New pedestrian routes reconnect the site with Lion Walk and the wider town centre, while public spaces have been carefully designed to celebrate and enhance the setting of the Scheduled Ancient Monument. The result is a masterplan that balances regeneration with heritage, creating a place that strengthens Colchester’s identity while responding to future growth.
