Project details

Angel Gardens is a residential regeneration proposal that brings new life to the former Wingrove House nurses' accommodation in Newcastle. Developed as a planning proposal, the scheme combines the sensitive conversion of a locally significant building with carefully integrated new homes, creating a contemporary residential community while celebrating the site's heritage.

Angel Gardens explores the regeneration of the former Wingrove House, a landmark building that has stood vacant for many years following its original use as accommodation for nurses at Newcastle General Hospital. The proposals demonstrate how an important local building can be successfully repurposed, creating new homes while retaining its architectural character and strengthening the surrounding neighbourhood.

The scheme proposes the conversion of the existing building into 57 apartments, complemented by 12 new-build duplex homes arranged across three contemporary residential blocks to the rear of the site. Together, the proposals create 69 high-quality homes within a carefully considered landscape that responds to the site’s history, surrounding streetscape and existing mature trees.

Developed through extensive public consultation, the proposals balance heritage, regeneration and modern living, demonstrating how vacant brownfield sites can contribute to the continued renewal of Newcastle while extending the life of an important historic building.

Key Deliverables

  1. Commercial Value

The proposals unlock the potential of a long-vacant brownfield site by introducing a mix of converted and new-build homes that make effective use of existing assets while creating opportunities for future investment. Retaining the original building significantly reduces demolition and redevelopment costs, while the new residential community contributes to the continued regeneration of Westgate Road and the surrounding area.

  2. Social Impact

Angel Gardens demonstrates how heritage buildings can be successfully adapted to meet modern housing needs. Bringing a vacant landmark back into productive use improves the local streetscape, preserves an important part of Newcastle’s history and introduces new homes within an established community. Through sensitive regeneration, the proposals strengthen local identity while supporting sustainable urban living.
