Eaga House was a 1960s office block on the edge of Newcastle upon Tyne. Empty and in a state of disrepair following the departure of a commercial occupier, the building offered an opportunity to reimagine an underused site and support the creation of a vibrant mixed-use neighbourhood.
GT3’s proposals transformed the existing building into ONE Jesmond Three Sixty, delivering 80 two-bedroom apartments with mixed-use space at ground floor level. The project formed the first phase of a wider vision for the site, bringing together existing and new built form, public realm and a variety of uses to create a place with its own distinct character.
The design breathed new life into a building that had become confused and lacked identity. A simple re-cladding strategy responded to the brickwork of neighbouring terraces and the stonework of adjacent buildings, helping the development sit more comfortably within its context while creating a more contemporary residential destination.

Commercial Value
ONE Jesmond Three Sixty delivers commercial value by transforming an empty, underused office block into 80 contemporary two-bedroom apartments with mixed-use space at ground floor level. By reusing and reimagining the existing building, the project unlocked value from a disused asset while supporting the first phase of wider site regeneration. The result is an aspirational residential destination that strengthens the area’s appeal and creates a more commercially viable future for the site.
