Tynemouth Station explores the redevelopment of an underused brownfield site adjacent to one of the North East's most significant transport landmarks. Developed as a feasibility study and planning proposal, the mixed-use scheme demonstrates how new homes, commercial space and public realm could support the long-term future of the station while responding sensitively to its historic setting.
The proposals explore the regeneration of a constrained brownfield site adjoining Tynemouth Station, creating a mixed-use development that responds to the surrounding conservation area and the Grade II* listed station. Developed through a detailed feasibility and planning process, the scheme considers how new development could strengthen the town centre while respecting the site’s heritage significance.
The proposals include 71 apartments, 130m² of commercial space and new landscaped public realm that improves pedestrian connections to the station and surrounding streets. Building heights were carefully arranged to respond to neighbouring properties while creating a contemporary landmark at this important gateway into Tynemouth.
Designed as a long-term vision rather than an immediate development, the proposal demonstrates how sensitive regeneration could unlock the potential of an underused site while supporting sustainable town centre growth and helping secure the future of one of the region’s most iconic stations.
